Who is the tenant? City Rooms becomes your tenant, who takes all of the contractual responsibilities. We have been trading since 2009 and have proved to be a very successful and reliable flat share business.
How long and when does the contract start? The contract length is between 3-5 years. We can often start our agreement within days of making contact, and the first rent payment, together with the deposit, is made upon signing the agreement. Does my property have to be furnished? Your property can be furnished or unfurnished. Details will be stated on the agreement.
What documents do I need to provide? Proof of Ownership i.e. mortgage documents/land registration document

How do I receive payments? Payments are made by standing order or other, at your preference.
Is there any letting or management fee? Absolutely none. You get the full monthly rent, and we do not charge any management or administration fees. There are no hidden costs or commissions.
What happens if you can’t let my property? We offer a fixed and guaranteed rent scheme for 3-5 years and no void periods.
What happens if tenants fail to pay? We will meet all the legal costs related to rent collection and your rental income will not be affected during any such period.
Is my contract renewable? Approximately three months before the end of the contract we will contact you with the option either to renew the contract or have the property returned to you.
Who keeps the property clean and maintained? We include a free weekly cleaning service in our package of benefits and a 24/7 repair and management service, so your room is always at its best.
How do you know the rooms are being looked after by the tenants? We include a notice for regular inspection in our tenants’ terms and conditions, and this will be conducted every three months.
Who is responsible for arranging the gas and electricity certificate? We will organise gas and electricity documentation.
What happens if the property is damaged? We will return the property to you in the same condition as when we took it on, subject to wear and tear. If there are any maintenance issues, we will deal with them as soon as possible. If the tenants damage the property or the property is accidentally damaged, we will take the necessary legal action at our cost.

I am speaking from a landlord side - I would recommend City rooms to anyone who needs to rent out their flat quickly and with no hassle, I had a large 3 bed penthouse to rent and in the current market it could have been quite a challenge to find a single tenant willing to take a large property at a good price, I was also moving myself so needed to get this sorted fairly quickly. Shabir from City Rooms contacted me about the apartment on the day the ad was published online, came to view it the next day, and we quickly agreed on the price and other conditions of rent. The price they offered was very competitive and the conditions were great. They offer full management of the property so as a landlord you don’t have to take care of various repairs and other issues, you just receive your monthly rent and enjoy it, Shabir also took care of the new furniture, smoke alarms, and even new floorings for the bedroom ( all at great prices) and spread the cost of these for me over several months, which was very handy and nice to have, Shabir is always contactable to discuss any issues/queries I might have.
